Q.  We are currently in escrow with the sale of our town home, the person that is buying it requested a mold inspection because there is dampness under the structure due to poor landscape drainage which is currently being remedied there was no mold found underneath but found in the kitchen under the sink, so the buyer wants it removed  but only by a professional, we got out the yellow pages and made some phone calls to mold remediators and they all want around a $175.00 to just give an estimate, and are telling us the work starts around $2500.00 so our question is how do we get competitive bids without having to pay $175.00 every time. Are there companies that give free estimates? We live in California. [March 27, 2004]

A. As to the $2500 cost, that would be for a very small mold remediation job. It is easy for professional mold remediation to cost from thousands to tens of thousands of dollars depending on the complexity of the mold infestation and its removal. Experienced and capable mold remediators [ http://www.certifiedmoldinspectors.com ] are all very busy. To inspect a moldy home and to prepare a mold remediation bid takes lots of time, effort, and expense. Because many mold remediation bids are not accepted after all of the work, effort, and expense on the part of the mold remediator to prepare the bids, if mold remediators and contractors don't charge a bidding fee, they will have trouble distinguishing between serious prospects [who are highly interested in actually doing mold remediation], and those persons who are just curious and or/unwilling to pay for safe and effective mold remediation procedures. Most mold remediators/contractors give a full credit for the bid fee toward the cost of the remediation job.
